Common questions.
Does Mead have its own artificial-turf ordinance?
None turned up. The Mead code as codified through Ord. No. 1075 on April 14, 2025 has no artificial-turf provision, and an ordinance adopted since then would not show there yet, so ask the Town.
Is there a lawn-replacement rebate in Mead?
Not for 2026, and not for turf alone. Little Thompson’s discount on Resource Central lawn removal is closed for the season, and Resource Central requires at least half waterwise plants.
What happens if my Mead lawn goes over its Little Thompson allotment?
You pay more for every gallon above it. Every Little Thompson tap carries an annual allotment, and water above it costs an extra $10 per 1,000 gallons on standard taps and $20 on other residential taps.

Mead grew 47.3% from 2020 to 2025.
The 2020 Census counted 4,781 people in Mead; the Census Bureau’s 2025 estimate is 7,042. About 70.8% of Mead’s homes were built in 2000 or later.
Sorrento is the largest subdivision with 449 house lots, followed by Mead Western Meadows with 236, Liberty Ranch with 229 and St. Acacius with 221, and the median house lot is about 7,191 square feet. Feather Ridge Estates and North Creek are the big-lot exceptions, with medians near 13,134 and 11,251 square feet.
38 of Mead’s 57 metro districts were formed in 2018 or later.
By the state’s district map, 57 metro districts have a representative point inside Mead; the largest families are Mead Place with 12, Turion South with 10 and Westridge with 5.

On a detached home, an HOA can shape backyard turf. It can’t ban it.
Colorado law says an HOA's landscaping rules may not prohibit artificial turf in the backyard of a detached single-family home, although the HOA can still adopt design and aesthetic guidelines.

Homes that share a wall
For attached single-family homes that share a wall, such as townhomes, Colorado law lets an HOA restrict artificial turf to rear yards only.
C.R.S. 38-33.3-106.5(1)(i)(I)(A)Front yards
Colorado law requires each HOA to pre-approve at least 3 water-wise garden designs for front yards, while its artificial-turf protection covers backyards only.
C.R.S. 38-33.3-106.5(1)(i.5)(II)Special districts
Colorado law makes unenforceable any HOA covenant or special-district rule that prohibits artificial turf in the backyard of a residential property, except for attached homes and timeshare associations.

If an HOA knowingly violates these Colorado landscaping protections, the homeowner must give written notice and 45 days to cure before suing for up to $500 or actual damages, whichever is greater.

Little Thompson Water District has supplied Mead since 2002.
Little Thompson added the Town of Mead to its service area in 2002. Since April 17, 2026, a standard 5/8-inch tap on a lot under 17,000 square feet pays a $45.48 monthly base plus $4.03 per 1,000 gallons up to 6,000, $5.25 to 25,000, $6.18 to 50,000, $8.63 to 70,000 and $10.35 above that.
Every tap carries an annual allotment, and water above it costs an extra $10 per 1,000 gallons on standard taps and $20 on other residential taps. The district is at Watch, its lowest shortage level, with no mandatory restrictions in 2026. Check your bill to confirm your provider.
The district’s discount on Resource Central lawn removal, up to $750 for at least 200 square feet, is closed for 2026, and Resource Central requires the replaced area to be at least half waterwise plants.
Central Mead sits on Wiley-Colby silt loam, a moderate shrink-swell soil.
Soil surveys around central Mead map mostly the Wiley-Colby complex, a moderate shrink-swell silt loam, with Nunn clay loam in places. NRCS rates the Nunn series as limited for building because of shrink-swell.
The largest hail NOAA logged near Mead from 2011 through 2025 was 1.75 inches, on June 18, 2018, and the Longmont 2 ESE station averages 177.7 nights a year at or below freezing.
