Check the Town’s metro-district page. It lists seven families, each with its own board: Serratoga Falls 1–3 (No. 3 is Kitchel Lake), South Timnath 1–2, Southwest Timnath 1–4, Timnath Lakes 1–6, Timnath Ranch 1–4, Trailside 1–5 and Wildwing 1–5.

Is there a rebate for turf in Timnath?

Timnath went from 625 residents in 2010 to about 11,600 in 2025.

The 2010 Census counted 625 people in Timnath and the 2020 Census 6,487; the Census Bureau’s 2025 estimate is about 11,600. The houses follow the same curve: 85.1% were built in 2010 or later.

The largest plats in the county’s parcel map are Timnath Ranch at 557 acres, with plats recorded in 2026, Harmony at 555 acres and Timnath South at 483 acres, followed by Wildwing, Ladera and Serratoga Falls.

Colorado law · the same in every town

On a detached home, an HOA can shape backyard turf. It can’t ban it.

Colorado law says an HOA's landscaping rules may not prohibit artificial turf in the backyard of a detached single-family home, although the HOA can still adopt design and aesthetic guidelines.

  • Homes that share a wall

    For attached single-family homes that share a wall, such as townhomes, Colorado law lets an HOA restrict artificial turf to rear yards only.

    Colorado law requires each HOA to pre-approve at least 3 water-wise garden designs for front yards, while its artificial-turf protection covers backyards only.

  • Special districts

    Colorado law makes unenforceable any HOA covenant or special-district rule that prohibits artificial turf in the backyard of a residential property, except for attached homes and timeshare associations.

  • If an HOA ignores it

    If an HOA knowingly violates these Colorado landscaping protections, the homeowner must give written notice and 45 days to cure before suing for up to $500 or actual damages, whichever is greater.

Harmony ClubOnly in Timnath

Harmony Club is a private Jim Engh course inside Timnath’s second-largest plat.

Harmony Club opened in 2007 and plays 7,464 yards; the Harmony plat around it covers 555 acres.

Colorado’s 2025 amendment names putting and chipping greens as functional artificial turf, which the state’s nonfunctional-turf ban does not reach, but a town may be stricter, and Timnath is. Since Ordinance No. 28, Series 2025, its land use code says no artificial turf may be included in any landscape plan or installed, and the Community Development Director may allow it only on an athletic field of play.

The same amendment says a building permit for a detached single-family lot needs no landscape plan, so how that turf line reaches a backyard green on a Harmony lot is the Town’s call: ask Timnath Planning. Either way the green is a private-yard project under your HOA’s design rules.

Soldier Canyon water

Timnath’s treated water comes through the Soldier Canyon Filter Plant.

ELCO, North Weld County Water District and Fort Collins-Loveland Water District jointly own the Soldier Canyon plant, which supplies Timnath. Fort Collins-Loveland, which serves parts of Timnath, charges most homes a $25.54 monthly base plus $2.99 per 1,000 gallons up to 5,000 in 2026, rising by tier to $6.83 above 50,000.

The district ran a voluntary Water Shortage Watch in 2026 and says its outdoor season has ended. Resource Central’s lawn-replacement program, offered through the district, requires the replaced area to be at least half waterwise plants.

Sandy loam

Most of Timnath sits on low shrink-swell sandy loam, with a clay loam pocket.

Soil surveys around central Timnath map mostly Paoli fine sandy loam and Table Mountain loam, both low shrink-swell, with a pocket of Loveland clay loam. The nearest NOAA station, Fort Collins 4E, averages 14.83 inches of precipitation, 48.4 inches of snow and 31.6 days at or above 90°F a year.

The largest hail NOAA logged near Timnath from 2011 through 2025 was 1.75 inches, on June 12, 2017 and July 29, 2018.
