Common questions.

Does Berthoud have its own artificial-turf ordinance?

None turned up in the town code as codified through Ord. No. 1367 on November 10, 2025, and an ordinance adopted since then would not show there yet. Your HOA’s design rules are the ones to check first.

Are there watering restrictions in Berthoud this year?

No mandatory ones. The Town asks residents, HOAs and businesses to follow voluntary restrictions in 2026, and Little Thompson, which serves Serenity Ridge, is at its lowest shortage level.

Heron Lakes is a 914-acre plat around a Korn Ferry Tour course.

TPC Colorado at Heron Lakes is a par 72 of over 7,991 yards and hosts the Korn Ferry Tour’s The Blue Championship. The Heron Lakes plat around it covers 914 acres, the largest in Berthoud on the county’s parcel map.

A practice green behind a house on the course is a private-yard project, so the Heron Lakes HOA’s design rules are the document to read before you plan one.

The next-largest plats show where the rest of Berthoud is growing: Ludlow Farms at 305 acres, platted in 2024, Vantage at 238 acres, and PrairieStar.

Clay

About a third of central Berthoud is Nunn clay loam.

Soil surveys around central Berthoud map Nunn clay loam, a high shrink-swell soil, over about a third of the area sampled. The Colorado Geological Survey counts poor surface drainage and irrigation water soaking in next to foundations among the landscaping problems on expansive soils.

On that ground the base and the slope away from the house carry most of the load under turf; the turf itself is the thin top layer.

Carter Lake waterOnly in Berthoud

Berthoud treats its own Colorado-Big Thompson water, except at Serenity Ridge.

The Town’s main supply is Colorado-Big Thompson Project water from Carter Lake, stored in Berthoud Reservoir and treated by the Town. The Serenity Ridge system near I-25 is served by Little Thompson Water District instead.

Northern Water set the 2026 C-BT quota at 0.8 acre-feet per unit, and Berthoud has no mandatory water restrictions this year; it asks residents, HOAs and businesses to follow voluntary ones. Little Thompson is at Watch, the lowest level of its shortage plan.

Little Thompson customers on a standard 5/8-inch tap and a lot under 17,000 square feet pay a $45.48 monthly base plus $4.03 per 1,000 gallons up to 6,000, and every tap has an annual allotment with an overage charge above it.

Hail

Berthoud logged hail again on June 24, 2026.

NOAA recorded hail up to 1.75 inches referenced to Berthoud on June 24, 2026. The largest from 2011 through 2025 was 2 inches, on June 4, 2015.

The Loveland 2N station, the nearest NOAA normals, averages 47.0 inches of snow and 173.9 nights at or below freezing a year.

Colorado law · the same in every town

A Berthoud HOA can shape your turf but not forbid it out back.

Colorado law says an HOA's landscaping rules may not prohibit artificial turf in the backyard of a detached single-family home, although the HOA can still adopt design and aesthetic guidelines.

  • Homes that share a wall

    For attached single-family homes that share a wall, such as townhomes, Colorado law lets an HOA restrict artificial turf to rear yards only.

  • Front yards

    Colorado law requires each HOA to pre-approve at least 3 water-wise garden designs for front yards, while its artificial-turf protection covers backyards only.

  • Special districts

    Colorado law makes unenforceable any HOA covenant or special-district rule that prohibits artificial turf in the backyard of a residential property, except for attached homes and timeshare associations.

  • If an HOA ignores it

    If an HOA knowingly violates these Colorado landscaping protections, the homeowner must give written notice and 45 days to cure before suing for up to $500 or actual damages, whichever is greater.
